ENVISIONING THE PROJECT

Providing housing for low and moderate income people is one of the most important tasks facing Southern California, and in so doing, also great neighborhoods that foster community.

Funding

The project was funding with the Transformative Climate Communities grant and State tax credits (TCAC 4%)

DESIGN FOR THE RESIDENTS AND THE GREATER COMMUNITY

The development consists of two residential buildings that create an urban street edge facing Holt Boulevard and Virginia Avenue with the primary entry lobby and breezeway marked by a sloped roof / tower element. Blending residential with on-site community amenities increases walkability, and the building's frontage along Holt and Virginia encourages pedestrian activity. 

An architectural corner tower and entry canopy opening that can be seen from the lobby breezeway activates visual interest from the pedestrian street, lending a view into interior amenities such as a play area, pool deck, and community building -- together these define the common open space and provide a visual linkage to the Holt Boulevard pedestrian entrance.  

The residential units are arranged into two buildings positioned around a central courtyard area comprised of paving and landscaping to create both passive and active spaces – raised planters, turfed areas, drought-tolerant native ground covers, decomposed granite walkways, a community garden with edible planting, tot lot, and a pool deck. Open-air stairs and landscaped light wells at the inside corners of the building reinforce visual connection to the open spaces while providing an abundance of natural light.

The residential buildings - known as buildings A and B - provide a total of (69) two-bedroom and (32) three-bedroom units. Building A is three stories with a double-loaded corridor and C-shaped structure situated on the corner of Virginia and Holt outlining the west, south and east lot lines. Building B is also three stories with a double-loaded corridor and has a linear design that sits along the north side of the site.

The project will provide the following on-site amenities: offices for property manager; (2) laundry rooms, multi-purpose recreation room with kitchen,; computer lab; and secure gated parking spaces for residents and guests. Outdoor amenities include a community garden, outdoor pool and deck, and children’s play area. Social and resident services for the families are provided on-site.

Sustainable Design:

The project is targeting a Zero Net Energy ZNE with LEED Home Platinum certification – The project features 12,000 SF area of solar photovoltaic panels roof mounted and 8,800 SF solar panel carports over the on-grade parking provided on-site.

-    Design exceeds CBC 2016 Title 24 energy standards by 8%.

-    The Solar Hot Water System is designed for optimum efficiency.

-    All electric utilities to make optimum use of solar array.

Narrative Sustainable Design Certificate:
